The goal of this group is to connect like-minded real estate agents who are looking to grow their businesses via referrals and social media. For example, the page is used as a messaging system to alert agents about referral business if, say, an agent in Florida has a buyer for a property in California.</p><p>Jonathan&#8217;s fan page was recently taken down by Facebook because the name of his unique URL—which used to be http://facebook.com/socialrealtors—was required by the National Association of Realtors (NAR) to use the trademark symbol REALTOR®. The NAR had sent an email stating that they didn&#8217;t want the group to be disbanded, but just to <strong>make the change to the URL</strong>.</p><p>Two years ago when Jonathan set up the page, he didn&#8217;t think about the implications of using the trademarked word REALTOR®. After the NAR contacted him, he <strong>sent in the request to Facebook to change the URL, but instead of allowing him to make the change, his 47,000+ fan base vanished into thin air</strong>.</p><p>Jonathan then decided to enlist the power of social media to get the word out to help get his page restored. He asked different people to share a blog post by <a href="http://techsavvyagent.com/video/facebook-shuts-down-page-with-47000-fans/" target="_blank">Tech Savvy Agent</a> on their Facebook walls. It was amazing the number of people sharing his story. It showed up numerous times in my Facebook news feed. I decided to take his story to Twitter and <strong>sent this tweet to a person of influence</strong>:</p><p style="text-align: center"><strong>@MariSmith Any advice that I can pass on to my bud? Facebook Shuts Down Page with 47,000+ Fans</strong></p><p>Boy, did this tweet start to go viral! <a href="http://twitter.com/Scobleizer" target="_blank">Scobleizer</a> even retweeted the story. The great thing is that Mari knew of a way to get Facebook&#8217;s attention. She was able to use her influence to get others to act. <strong>Everyone pulled together</strong> and did a spectacular job to help the cause; however, I believe Mari&#8217;s influence had a major role in the <strong>1-day turnaround of his page being reinstated</strong>. Below I will share a few:</p><h3>#1: Own Your Own Home Base</h3><p>Social networks are awesome, but as you can see, your profiles, pages and contacts can be taken away in an instant. It&#8217;s best to have your own website or blog as your main focus and utilize your social networks to draw everyone to your home base.</p><h3>#2: Maintain Your Contact Database</h3><p>There are a number of ways to have your fans and networks become a part of your email database, but the goal is to have them in your own personal database. That way if anything happens, you have access to them without being connected only through a social network.</p><h3>#3: Identify People of Influence in Your Niche</h3><p>This can be very helpful in stressful situations. Identify, learn about and follow these people and make a point to befriend them. That way in times of need, they&#8217;re eager to help a good cause.</p><p><strong>In addition, here are three tips and techniques that will help you use influencers to spark your particular cause:</strong></p><h3>#1: Know Where Influencers Spend Their Time</h3><p>This is when listening in social media is really important. Determine if they spend most of their social media time on Facebook, Twitter or LinkedIn. It will start to become obvious which is the best network to gain their attention.</p><h3>#2: Show Your Appreciation for Their Work</h3><p>It is possible to genuinely share their words of wisdom, blog articles, products and events via multiple social media outlets by tagging on Facebook, retweeting or even linking content on LinkedIn. It&#8217;s also an added bonus to append encouraging personal thoughts to the topic.</p><h3>#3: Be Positive and Straightforward</h3><p>As you start to interact with influencers, always be positive and value their time. Obviously if they are influencers, their schedules are very busy and there are numerous people vying for their attention. Hootsuite has many incredible features, but we&#8217;ll focus on Twitter lists for now. B<strong>e sure to add your Twitter lists as columns</strong> in order to scroll down and take time to review them. <strong>Give back by retweeting great quotes, links and any other interesting tidbits that you discover</strong>.</p><p><strong>The great thing about sharing your appreciation in this way is that it doesn&#8217;t take an enormous amount of time to retweet great ideas and content.</strong> All it takes is scanning down the columns of your Twitter lists and finding the ones that would be beneficial for yourself and your friends to retweet. <strong>When I find great tweets, I add them to my Twitter favorites,</strong> which is another way to show your appreciation. Others can view your Twitter favorites and find interesting people to follow from your favorite tweets.</p><p>Tweetdeck provides some similar features, but one of the best advantages of Hootsuite over Tweetdeck is that it doesn&#8217;t take up a lot of resources on your computer. It&#8217;s possible to view multiple columns of Twitter lists in Hootsuite without having to worry about resource issues. It also provides for a <strong>much faster response time</strong>—I used to waste time waiting for Tweetdeck to load. I&#8217;ve been an avid Hootsuite fan since I&#8217;ve made the switch.</p><h3>#3: Ask Your Friends How They Want to Be Listed.</h3><p><img class="alignnone size-full wp-image-4728" src="http://cdn.socialmediaexaminer.com/images/nt13twitterlist2.jpg?9d7bd4" alt="twitterlist" width="486" height="72" /><br /> As I added my friends to certain Twitter lists, I thought to myself, &#8220;What if this person wants to be listed differently?&#8221; This prompted a blog post in which I asked my friends, <a href="http://naomitrower.com/2009/11/which-twitter-lists-define-you/" target="_blank">Which Twitter List Defines You</a>? View some of the responses and consider asking your friends, especially if they&#8217;re known for multiple talents. As you can see, <a href="http://DeniseWakeman.com" target="_blank">Denise Wakeman</a> shared a variety of different options.</p><p>It&#8217;s not necessary to write a blog post to ask your friends; <strong>it can also be accomplished by sending a private direct message or sending a public @ reply</strong>, depending on your preference.</p><p>The approach is your decision, but the goal is the same: discover your friends&#8217; Twitter list preferences and share them. There are some people who find it hard to initiate conversation on Twitter. <strong>Simply asking for a person&#8217;s Twitter list preference can also be a great icebreaker in meeting new people</strong>.</p><p><strong>This exercise helped me to better understand my friends, learn which Twitter lists they would appreciate being part of</strong> and can also help build a sense of community as others share their thoughts.</p><p><strong>Twitter lists can provide </strong><strong>a great directory at a glance</strong> without having to go to other websites such as Twellow or WeFollow, although these are great sites to find new relationships. Start thinking of how you would like to be listed so you&#8217;ll be prepared when you&#8217;re asked for your Twitter list preference.</p><h3>#4: Share Your Lists on Listorious.</h3><p><img class="size-full wp-image-4724 alignright" style="margin-right: 20px; margin-bottom: 20px;" src="http://cdn.socialmediaexaminer.com/images/nt13listorious-logo.jpg?9d7bd4" alt="listorious-logo" width="215" height="41" /><strong><a href="http://listorious.com" target="_blank">Listorious.com</a> is a fairly new site that features the top Twitter lists around the Twitterverse</strong>. Create a new account and add your Twitter lists to the directory. This gives exposure to your friends as you create and add your Twitter lists to this site.</p><p><strong>Once you&#8217;ve added your Twitter lists, it&#8217;s possible to recommend people from Listorious after clicking on your newly created list.</strong> Just add in the person&#8217;s username and there&#8217;s an option to tweet it right at that moment. This is an incredibly easy way to show that you appreciate and value your friends. I have often thought to myself, &#8220;I&#8217;m a professional. Why am I not utilizing this site?&#8221; I&#8217;ve even heard LinkedIn referred to as <strong>the &#8220;red-headed stepchild&#8221; of social media</strong>.<span id="more-1807"></span></p><p><img src="http://cdn.socialmediaexaminer.com/images/ntlinkediniphoneblkbry.jpg?9d7bd4" alt="linkedin on blackberry" width="450" height="425" /></p><p>Here are some interesting facts that I learned about this often misunderstood network:</p><p><strong>LinkedIn is a search engine and has a ton of authority on Google and other popular search engines.</strong></p><p>Likely if you Google your name and you have a LinkedIn profile, it will show up on the first page of Google. This demonstrates the ranking authority of LinkedIn on Google.</p><p><strong>Here are the top 6 things that I learned about this powerful network:</strong></p><h3>#1: Boosting Your Search Engine Optimization</h3><p>There are three areas to <strong>add website links to your LinkedIn profile</strong>. Be sure to optimize your LinkedIn profile as soon as possible before your next client enters your main keyword(s) and finds your competition.</p><h3>#2: Promoting Your Blog Feed</h3><p>It is also possible to import your WordPress blog feed to your profile by searching for the WordPress application. Now you can <strong>share your thoughts and insights on your blog on your professional home, LinkedIn</strong>.</p><h3>#3: Creating LinkedIn Ad Campaigns</h3><p>I had no clue that LinkedIn has its own <a href="https://www.linkedin.com/directads/start" target="_blank">Direct Ads Campaign</a> targeted to professionals. I felt like I found a hidden treasure at the bottom of a huge sea! Because LinkedIn is a professional site, there is less likelihood of views from random people; rather, more from <strong>people interested in business-related information</strong>. I will definitely be utilizing this advertising feature this year.</p><p><img class="alignnone size-full wp-image-3916" src="http://cdn.socialmediaexaminer.com/images/ntlinkedinpremium.JPG" alt="li4" width="361" height="322" /></p><p>Reach <strong>a rapidly growing community of over 57 million professionals (average household income: US $108,000)</strong>, and select your ad&#8217;s audience by seniority, industry, job function, company size, and more.</p><p>It is possible to write, target, and start your ad in minutes, pay by clicks or impressions and get started with as little as US $50. Be sure to leverage the power of LinkedIn by using your professional brand to put a face to your business.</p><h3>#4: Utilizing Events to Engage Clients</h3><p>I really love LinkedIn&#8217;s event features because I &#8220;plan&#8221; to be an event planner in my next life. It&#8217;s not required to be the event coordinator to create an event. <strong>An event can be created if you have an interest in going to an event or will be an attendee</strong>.</p><p>Invitations can also be sent to your LinkedIn network, which will give you an opportunity to meet face to face if they decide to attend. The best feature is the ability to<strong> view at a glance all of your network&#8217;s upcoming events</strong>. As an event planner geek, it rocks my world to promote business events online just like I do in my personal hemisphere.</p><h3>#5: Using Groups to Connect With People</h3><p>Most people join groups and never come back to participate in them. I can raise my hand and say that I&#8217;m guilty of this bad practice too. I&#8217;ve started changing and participating in a lot more groups lately. However, <strong>STARTING a group is a great way to have access to email and stay in touch with your group as it grows</strong>. It does take some focused effort to grow your group but a great place to start is to invite your current network. As the people from your network join your group, this is visible to their networks&#8217; news feeds which can potentially pique new interest.</p><p>I&#8217;m really amazed at the size of various groups on LinkedIn. Then I remember that <strong>professionals really enjoy networking</strong>, so I really shouldn&#8217;t be so surprised. Let&#8217;s take a look at a few groups on LinkedIn:</p><p><strong><a href="http://www.linkedin.com/groups?about=&amp;gid=66275&amp;trk=anet_ug_grppro" target="_blank">Social Media Today</a>—</strong>18,078 members at the time of this writing</p><p><a href="http://linkedin.onstartups.com" target="_blank"><strong>On Startups—Community of Entrepreneurs</strong></a>—123,680 members at the time of this writing</p><p><strong><a href="http://www.linkedin.com/groups?about=&amp;gid=97046&amp;trk=anet_ug_grppro" target="_blank">Real Estate Open Networkers</a>—</strong>17,795 members at the time of this writing</p><p>Can you imagine having access to this many people at your fingertips?</p><h3>#6: Getting Recommendations to Attract More Clients</h3><p>Recommendations are one of the unique features of LinkedIn that sets it apart from other social media networks. What better way to really market your business than by having your colleagues and clients share your expertise?</p><p>I&#8217;m sure your next question is, &#8220;How can I obtain recommendations?&#8221; The best way is to live by the old adage:</p><p><strong>&#8220;Give and you shall receive.&#8221;</strong></p><p>Recommend your peers and they will return the favor. This is one area that I need to work on this year. They are the second most trafficked website next only to Google!</p><p>This means your Facebook page will be indexed faster on Google and other search engines, so if you don&#8217;t have a fan page, be sure to add one and promote it.</p><p><span id="more-738"></span><strong>Here are 5 great ways to grow your Facebook fans:</strong></p><h3>#1: Invite People From Your Facebook Friend Lists</h3><p>Do you have your personal friends and professional colleagues segmented into lists on your Facebook home page?</p><p><img class="alignnone" title="Lists" src="http://cdn.socialmediaexaminer.com/images/naomi-lists.gif?9d7bd4" alt="" width="520" height="250" /></p><p><em>I have a number of lists in my personal Facebook account.</em></p><p><strong>You can invite these lists as groups to your Facebook fan page instead of sending individual invites</strong>. This is the easiest and fastest way to jump-start your fan base.</p><p>When you <strong>click &#8220;Suggest to Friends&#8221; on your fan page</strong>, <strong>start typing in the name of your friends list</strong> in the filtered friends section; for example, &#8220;Social Media Professionals.&#8221; This will automatically send an invitation to your fan page to all of your colleagues listed in that category.</p><p>It&#8217;s possible that it may take a while before you start seeing those familiar faces pop up in your fan page because people are busy. There have been a few occasions where I&#8217;ve gently nudged them with an individual invite, but I keep that to a minimum.</p><p><strong>As you add more people to your network, remember to go back to your same lists and send the invite to the new people you&#8217;ve added</strong>. The names of those who have already been invited will be grayed out and the invite will only be sent to your new contacts.</p><h3>#2: Find People With Facebook Search</h3><p><img class="alignright" title="Buying House" src="http://cdn.socialmediaexaminer.com/images/naomi-buying-house.gif?9d7bd4" alt="" width="226" height="230" />The updated <a href="http://www.facebook.com/search/" target="_blank">Facebook Search feature</a> (see the Search bar at the top of Facebook) gives you a view into conversations of your friends and status updates that may even show you who may be looking for the services you provide.</p><p>There is even an option to search &#8220;<strong>Posts by Everyone</strong>,&#8221; which gives you a glimpse into conversations of people who may not even be connected to you. After entering a search term, there will be a display, &#8220;Posts By Everyone.&#8221; This <strong>allows you to view conversations from others who aren&#8217;t in your friend lists</strong>.</p><p>Here is a screen shot when I entered &#8220;buying a home&#8221; in the Search field:</p><p><img class="alignnone" title="Results" src="http://cdn.socialmediaexaminer.com/images/naomi-results.gif?9d7bd4" alt="" width="403" height="264" /></p><p>As you can see, there is a person saying &#8220;I think we are buying a house tomorrow.&#8221; If this person is already in your contacts list, the following is a very easy conversation starter: &#8220;Hi ___, I saw your Facebook comment about your plans to buy a house tomorrow. Do you need any help with school information in that particular area?&#8221;</p><p>There is another person stating that they plan to stay in their house for a long time. This can be a potential candidate for a loan refinance. Again, if this person is already a friend on Facebook, it would be very easy to start a conversation without sounding like an annoying salesperson.</p><h3>#3: Attract People With Facebook Social Ads</h3><p><strong>Social Ads provide advertisements alongside your Facebook sidebar</strong> which show related actions your friends have taken on the site. These actions may be things like &#8220;Leah is now a fan of The Offspring. Would you like to become a fan too?&#8221; It is possible to tailor ads to your friends and their interests, which makes it more appealing for them to take action because you are interested as well.</p><p>This strategy requires a small budget, but can be very effective in finding your target market. It is very important to do a Facebook search with specific keywords in your particular niche to find out if it&#8217;s being talked about on Facebook (see #2 above).</p><p><strong>If you click on &#8220;Promote With an Ad&#8221; on your fan page, you can start a campaign</strong>.  You can set a daily spending limit of $10, $25, or other appropriate amount. Because I market mostly to businesses with my keywords (such as <em>real estate broker, loan officer, real estate investor, </em>and so forth)—which are in numerous profiles as job descriptions—I have been able to use Facebook Social Ads effectively for my fan page.</p><p><strong>It&#8217;s possible to run your Facebook ads for only 4 to 5 days with a $25 per day budget</strong>. Then stop the ad for a few weeks if you like and run the same ad again. This allows your fan page to grow in spurts and I have found it to be very effective in growing my fan base without spending a lot of money at once.</p><h3>#4: Facebook Fan Page Twitter App</h3><p>The <a href="http://facebook.com/twitter">Facebook Fan Page Twitter application</a> is a great tool that brings your Twitter following back to your fan page. When you post a status update, a link or a photo (you can choose) on your Facebook fan page, there will be an update to Twitter with a shortened bit.ly link back to your fan page. This is just <strong>pure genius to drive traffic from another source right to your page</strong>.</p><p>There are other Facebook and Twitter integration applications; however, this is the one that leads people directly back to your page. This gives them an option to become a fan of your page right at that moment if they click on the bit.ly link from Twitter.</p><h3>#5: Facebook Fan Box Widget</h3><p>The <a href="http://www.facebook.com/facebook-widgets/fanbox.php">Facebook Fan Box Widget</a> is a great feature to add to your blog or website. This widget allows you to <strong>show your fan base and allows others to become fans instantly</strong>. This is just one way to promote your page across several social media sites.
